Ultimate self build project: Plot with plans to become the largest self build in the UK is for sale for £15 million
An opportunity to acquire a country estate located in Surrey known as Ockenden Park for £15 million has come up.
The estate could become the largestself buildin the UK, and proposed plans to build a mega mansion have already been submitted.
We take a look at the proposed plans, as well as the architectural drawings and features for this 32,515 square foot estate.
Plans are for a mega mansion on a 40 acre plot
The £15 million estate known as Ockenden Park spans 40 acres in Virginia Water, Surrey, offering the buyer the chance to own the largest self build project in the UK.
The plans have been drawn up by Robbie Kerr at ADAM Architecture, Katharine Pooley Design Studio, Richard Miers Garden Design, and Richard Aldridge Lighting Consultants.
They include imposing entrance gates flanked by gatehouses, terraces, parterre gardens, and reflection pools with fountains. Beyond the main house, the landscaped estate would allow for a large lake with a boathouse, pond, amphitheatre, folly, paddock with stables, deer park, parkland, and woodland.
The proposed mansion would have neo-classical brick and Portland stone porticoed main façade with copper-domed rotundas and east and west wings.
Six bedrooms and 13 bathrooms
The proposed plans for the property will provide substantial accommodation over basement, ground, and first-floor levels with six bedroom suites on the first floor.
The proposals also include plans for as many as 13 bathrooms!
Swimming pool, tennis court and entertainment room
The plans include a basement, a health and leisure complex and two entertaining rooms. There's also a games room, a cinema room, a humidor (cigar storage) room, a cocktail bar, and a wine cellar.
The planned basement features a 5-star health spa complete with a swimming pool, a plunge pool, a Hammam (steam room), a sauna, a fully equipped gymnasium, treatment rooms, and changing rooms.
Estimated £50 million price tag once built
According toBeauchamp Estates(opens in new tab), sales of homes exceeding £15 million in London and the surrounding commuter region increased by 30% in 2022 compared to the previous year. They also predict a further 30% rise in the volume of deals during 2023.
In 2022, the sales of luxury country homes and estates outside of London reached a 15-year high. Nearly 170 opulent properties outside of the capital sold for prices ranging from £5 million to £50 million.
This estate, however, offers a prospect of developing a new-build mansion with an estimated value of over £50 million upon completion, withplanning permissionalready granted.
Marcus O’Brien, Head of Beauchamp Estates Private Office said: “Ockenden Park provides a discerning buyer with the opportunity to purchase a large estate in Surrey and create a mansion on the site using a self build route which offers significant cost savings and tax benefits."
"The award-winning consultants who have devised the proposals would work with the new owners to help ensure the highest standards of project management and execution, delivering a country house designed and built to world class quality, significantly enhancing the value of the estate.”
